Buildings in this category are typically built with reinforced concrete and protected steel. These materials can withstand fire for several hours, giving occupants more time to evacuate and firefighters more time to respond.
Although Type I buildings are expensive to construct, they offer outstanding durability and meet strict safety standards. They’re ideal for projects where fire protection is a top priority.
2.Type II – Non-Combustible Construction

Instead of using lightweight wood framing, this method relies on large, solid timber beams and columns. Surprisingly, these massive wood members perform well during fires because the outer layer chars slowly, protecting the structural core.
Heavy timber buildings are often used for churches, modern offices, event venues, and eco-friendly commercial spaces. Besides their natural beauty, they also create warm and inviting interiors.
5.Type V – Wood-Framed Construction
Type V is the most common construction type for residential homes and small buildings.
Nearly all structural components—including walls, roofs, and floors are made from wood or other combustible materials. Because wood is affordable, lightweight, and easy to work with, this construction method remains a favorite for contractors building houses, villas, and townhomes.
The downside is that wood is more vulnerable to fire, termites, and moisture if it’s not properly treated and maintained. Even so, with modern building techniques and quality materials, wood-framed buildings can remain safe and durable for decades.
